
How to Repair Stucco Cracks That Keep Coming Back
A hairline crack above a window is not the same repair as a wide crack running down an exterior wall. A clean-looking repair that ignores water entry, building movement, or a failed substrate usually opens back up after the next freeze-thaw cycle.

Stucco walls take hard weather, and moisture behind the finish can turn a small cosmetic issue into loose material, staining, rot, or a larger exterior restoration job. The right repair is based on the crack width, the wall assembly, and what is happening behind the finish.
Start by Identifying the Crack
Inspect the wall in dry conditions and look at more than the visible line. Note where the crack starts and stops, whether it follows a window corner or control joint, and whether the surrounding finish sounds hollow when tapped. Check for rust stains, soft sheathing, efflorescence, peeling paint, bulging, or damp areas inside the building.
Hairline shrinkage cracks are common in cement stucco and are often limited to the finish coat. They may be repairable with a compatible acrylic crack filler or elastomeric coating system, depending on the existing finish. These repairs are usually straightforward, but the material still needs to be clean, dry, and properly primed if the product calls for it.
A crack wider than about 1/16 inch deserves a closer look. A diagonal crack from the corner of a door or window can point to stress around an opening. Long vertical or horizontal cracking may be caused by movement, inadequate reinforcement, missing control joints, or failure in the base coat. If one side of the crack is raised or the crack keeps widening, do not treat it as a simple patch.

Confirm Whether the Wall Is Stucco or EIFS
Traditional hard-coat stucco and EIFS can look similar from the sidewalk, but they should not be repaired the same way. This is where many patch jobs go wrong.
Traditional stucco is generally a cement-based system installed over lath or masonry. A typical repair may involve removing loose material, rebuilding the base coats with a cementitious patch or basecoat, embedding fiberglass mesh where needed, then applying a matching finish.
EIFS is a layered wall system that commonly includes insulation board, a reinforced base coat, and an acrylic finish. It needs compatible EIFS basecoat, approved mesh, and a finish system that matches the wall. Cutting into EIFS without understanding the drainage plane or condition of the insulation can create a bigger water-management problem.
If you cannot identify the assembly, remove a small sample only where repair work is already required or have an experienced installer assess it. Product compatibility is not a minor detail. Mixing rigid cement patch material into a flexible acrylic EIFS finish can leave a visible repair line and create another crack point.
How to Repair Stucco Cracks in a Cement Stucco Wall
For a stable, nonstructural crack in traditional stucco, the repair starts with preparation. Do not just smear material over the surface. That creates a thin patch with weak edges, and it usually fails first.
Open and Clean the Damaged Area
Use a grinder with a masonry blade, cold chisel, or suitable crack-routing tool to open the crack into a shallow V shape. The exact width depends on the repair material and the condition of the wall, but the goal is to remove weak edges and give the patch something solid to bond to. Avoid making an unnecessarily large cut in sound stucco.
Brush out all dust, loose sand, paint flakes, and deteriorated material. A vacuum or compressed air can help, but do not trap dust back inside the crack. If the area has algae, mildew, or surface contamination, clean it and allow the wall to dry completely.
At this stage, inspect the lath and substrate if the crack has opened deep enough to expose them. Rusted metal lath, damaged sheathing, or wet framing changes the scope of the repair. Remove failed material until you reach a sound surface, correct the water source, and replace damaged components before applying new coats.
Reinforce the Repair When the Crack Calls for It
A small isolated crack may only need a compatible patching compound. Larger cracks, repaired openings, and areas where the finish has been removed should generally receive fiberglass mesh embedded in basecoat. Extend the mesh beyond the damaged area so the repair transitions into stable wall surface instead of ending directly at the crack.
Mesh is especially useful around window and door corners, where stress tends to concentrate. The repair needs enough overlap and basecoat coverage to hold the reinforcement in place. Do not leave mesh printing through the finished surface.
For active joints or transitions between different materials, a flexible sealant joint may be the correct repair rather than a rigid stucco patch. Stucco should not bridge a functioning expansion joint, control joint, or dissimilar-material connection that needs to move.
Build the Patch in Coats
Dampen traditional cement stucco repairs lightly if required by the product instructions and weather conditions. A bone-dry substrate can pull moisture out of a cementitious patch too quickly, weakening the bond. On the other hand, the wall should not be wet or holding water.
Apply the chosen repair basecoat or stucco patch in manageable lifts. Deep voids should be built up in coats rather than packed full at once. Follow the manufacturer’s thickness limits and curing requirements. Rushing this stage is one reason patches shrink, crack, or debond.
Once the base repair has cured as required, apply the finish coat. Matching texture is usually the hardest part of the job, not filling the crack itself. Sand float, lace, dash, smooth trowel, and other textures need the right aggregate, timing, tool pressure, and technique. Test your finish on a sample board before working on a visible front elevation.
Repairing Cracks in EIFS
EIFS crack repairs require a lighter hand and system-matched materials. Start by removing loose or damaged finish and basecoat around the crack. If the insulation board is wet, crushed, detached, or deteriorated, it must be addressed before the surface is refinished.
Apply compatible EIFS basecoat, embed fiberglass mesh with proper overlap, and feather the repair so it blends with the existing wall. After the basecoat cures, apply a matching acrylic finish. Use the same finish type and aggregate size whenever possible.
Color matching deserves realistic expectations. Even when the original color formula is known, older walls fade unevenly from sun, weather, and previous cleaning. A spot repair may be visible, particularly on dark colors or broad smooth walls. In some cases, coating an entire wall plane is the practical way to get a consistent appearance.
Do not use generic caulk, spackle, or a random cement patch on EIFS because it is available at the hardware store. The repair system needs to move and perform with the existing assembly.
Control Water Before It Reaches the Crack
Water is often the real repair. Check flashing above windows and doors, roof-to-wall intersections, parapet caps, coping joints, gutters, downspouts, and penetrations for lights, pipes, railings, or signs. A crack below a leaking sill or roof edge will keep failing until the leak is corrected.
Pay attention to the bottom edge of the wall as well. Stucco and EIFS need proper clearance from soil, paving, and standing water. Splashback and trapped moisture can damage the lower portion of a facade and lead to cracking, staining, and deterioration that appears unrelated from the surface.
For building-maintenance teams, photograph the crack before repair and measure its width. Recheck it over time if movement is suspected. That simple record helps separate a one-time finish crack from an ongoing issue.
Know When to Bring in a Stucco Contractor
Call a qualified stucco or EIFS contractor when cracks are widespread, the wall sounds hollow, material is bulging or falling away, water stains are present, or the crack returns after previous repairs. The same applies when work involves multiple stories, scaffold access, window flashing, or suspected structural movement.
